What has to exist before the first calf arrives

The cash-flow model books Year-1 infrastructure as a single lump, net of grant. This page opens that lump: fence, shelter, water, handling, muck and machinery — what the law requires, what the market charges, and which item actually decides the number. It is not the shelter or the machinery. It is how many separate fields your lease is spread across.

The finding that should shape the lease search. Fencing is the largest single capital item, and its cost follows the perimeter, not the area. Perimeter grows with the square root of the number of parcels — so the same 62 hectares costs roughly 200,000 SEK to fence as one block and 350,000 SEK spread over three, before any internal paddock divisions. Add four paddocks per parcel and the same land passes 600,000 SEK.

Two leases can offer identical hectares, identical grass and identical rent, and differ by a quarter of a million kronor in what it costs to make them usable. Ask how many separate blocks, and what fence already stands — before you ask about the rent.

What the law actually requires

The shelter is not optional

Cattle kept outdoors more than 12 hours a day count as utegångsdjur, and utegångsdjur must have access to a ligghall — a shelter, typically three walls and a roof — during the cold season. Outdoor wintering saves the straw bill described on the water & feed page; it does not save the building.

The legal minimum lying area scales with weight: 2.0 m² at 250 kg, 2.6 m² at 400 kg, 3.1 m² at 600 kg per animal. If you feed inside the shelter the requirement rises to the total-area figures — 2.9, 3.7 and 4.4 m² respectively — which is roughly 40% more building for the same herd.

At 63 animals averaging ~430 kg, the lying-area minimum is about 195 m². A commercially sold 8 × 12 m arched shelter is 96 m² at a list price of 141,000 SEK ex-VAT, so two of them lands near 280,000 SEK — within a few per cent of the operating model's housing assumption. That agreement is reassuring, but note what it means: the model's shelter is sized to the legal floor, with no feed space and no margin.

Muck is the line most likely to be wrong

  • From 3 animal units upward, manure must be stored on a sealed surface — a concrete gödselplatta or a sealed container. This herd is far above that threshold.
  • From 10 animal units, cattle holdings must have 8 months of storage capacity. You must be able to show the calculation, including bedding, spillage and rainwater.
  • Deep-litter bedding inside the building may be counted toward that capacity — which is one genuine advantage of a deep-litter shelter over a scraped yard.
  • The operating model books 20,000 SEK for manure handling. No published cost for a concrete pad of the required size was found, but 20,000 SEK is the price of a small tank, not of a slab sized for eight months of a 63-animal herd. Treat this line as a placeholder and get a quote — it is the one item on this page where the plan's figure looks materially light.
The predator fence is nearly free money, and Stockholm county pays it. Länsstyrelsen Stockholm grants up to 50 SEK per metre for a new predator-deterrent fence — five electrified wires, or netting plus two electric wires — plus up to 5,000 SEK for the energiser. Upgrading an existing fence is grant-aided at 25 SEK/m.

At a material cost near 34 SEK/m, that grant can cover the whole material bill and part of the labour, while producing a fence that is better than the three-wire minimum for cattle. If any of your grazing sits in or near a wolf territory — and parts of Stockholm county do — this is the first grant to apply for, and it is separate from the ordinary investment support. How this reconciles with the operating model — three matches and two gaps.
  • Fencing at 4,000 SEK/ha (≈250,000 SEK at 62 ha) corresponds to this page's geometry for a holding in one or two blocks with minimal internal division. For a fragmented lease it is optimistic by a factor approaching two.
  • Housing at 4,000 SEK/animal + 40,000 (≈290,000 SEK) matches a shelter built to the legal minimum lying area at commercial arched-hall prices. Good agreement — at the floor of what is lawful.
  • The 40% investment grant matches the published support rate, and the cash-flow model already applies it.
  • Equipment at 200,000 + 2,500/animal (≈325,000 SEK) could not be checked against any published source. It is the largest unverified number on this page.
  • Manure at 20,000 SEK looks too low for a compliant 8-month store, as set out above.

What could not be verified.
  • No Swedish published cost index for farm buildings or fencing exists that I could find. Every unit price here is either an advisory figure from the Kunskapsbanken or a seller's list price — real numbers, but not a market average.
  • Handling equipment beyond gates. Catch gates and yard gates are listed publicly (1,250–3,400 SEK); a proper cattle crush or treatment box is sold without a published price. Budget for it, then get a quote — handling one 600 kg animal safely alone is not optional.
  • Concrete manure pad cost. Sized to the legal requirement, unpriced anywhere public.
  • Groundworks, access tracks and electricity supply to the paddocks are entirely site-specific and are not in this budget at all. On a difficult parcel they can rival the fence.
  • Second-hand. All prices here are new. Farm auctions change the arithmetic substantially and are the normal route for a first herd — but they cannot be modelled.
